The October Sales Snapshot
Dubai Land Department's live dashboard showed 11,977 sales worth approximately AED 35.02 billion for October 2026 when it was checked on 5 November. These figures are a useful market benchmark, but they have important limits for anyone assessing a particular home.
The figures below come from the Sale view for 1–31 October 2026. They cover all of the dashboard's property categories across Dubai, so they are not a luxury-only or residential-only total. Mortgages and gifts have separate views and are not included here. Source: Dubai Land Department.

The three category counts add up to the headline total. We keep DLD's labels: "Unit" should not be read as "apartment", and "Building" should not be treated as a villa count.
Why Some October Reports Show a Different Number
A report published by Dubai Newsweek on 5 November, citing fäm Properties and DXBinteract, puts October sales at 11,974 transactions and AED 35.01 billion. That is close to the official dashboard reading above, but it is not the same. Read the reported figures.
The available evidence does not explain the difference. Merging the two snapshots, or presenting another provider's percentage changes as if they were calculated from the current DLD total, would be misleading. This article therefore uses the official dashboard snapshot throughout and records the date it was checked. It makes no month-on-month or annual growth claim from this single observation.
Sales Activity Does Not Establish Price Growth
A market's total sales value combines the number of transactions with the value and mix of properties sold. A month with more expensive land or commercial deals can produce a different total without showing what happened to a comparable apartment or villa.
For the same reason, this figure cannot tell a buyer what their home will rent for, how quickly it will resell, or whether its asking price is competitive. Those questions need evidence matched to the actual property and its costs.
There is also a wider supply context. In its Q3 review published on 3 November, CBRE described Dubai residential activity, price growth and rent increases as moderating as supply rose. That quarterly assessment is separate from October's sales count, but it matters when judging an optimistic rental or resale assumption. Source: CBRE's Q3 2026 review.
Read the total in its proper scope: 1–31 October 2026 · Sale view · All dashboard property categories. A dated market snapshot is a starting point for comparing homes. Keep the period, category and check date attached to every figure.
What Premium-Property Buyers Can Check Now
Compare like with like
Start with recent registered sales in the same building or a closely comparable community. Match property type, size, condition and completion status before comparing price. For a penthouse or waterfront villa, also ask how much of the proposed premium depends on views, plot position, layout and features that the comparison property actually shares.
Separate the asking price from the evidence
Ask for the transaction dates, the number of comparable sales and any limitations in the sample. A small set of unusual homes can be useful context, but it should not be presented as a broad market trend.
Get a written rental estimate
For a rental purchase, ask for a written income-and-cost estimate. Include service charges, maintenance, management costs and a vacancy allowance. Compare the expected rent with relevant current leasing evidence, and consider a lower-rent scenario before deciding whether the purchase fits your budget.
Review off-plan details carefully
For an off-plan property, review the payment schedule, expected completion date and nearby supply alongside the purchase price. A citywide sales total does not establish future rental demand for one building. Likewise, a first-sale label describes the sale sequence and should not be treated as a substitute for construction status.
How to Use This Update
Use the October figures to understand the scale of recorded activity, then narrow the evidence to your intended property. Keep the period, property category and source date attached to every comparison, and avoid choosing between two market reports based on the size of their headline alone.
Explore H&S community guides to compare locations, or contact H&S to discuss your requirements and the evidence to request for a shortlist.
Method: Direct reading of DLD's public Real Estate Transactions dashboard, Sale filter, 1–31 October 2026, checked 5 November 2026. AED 35.02 billion is the dashboard's rounded display. This is a dated observation, not a frozen official report or a prediction.
