Privacy policy

H&S Real Estate (“we”, “us”) respects your privacy. This policy explains what personal data we collect through hsproperty.ae, why, how long we keep it and your rights, under the UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL).

Who we are

What we collect

You give us

  • Your name, phone number, email and the message you send through our contact form, chat, WhatsApp or any landing page.
  • Your property preferences (budget, bedrooms, communities, buy vs rent) and favourite listings.
  • Documents you share with a consultant (ID, salary certificate, mortgage pre-approval).

We collect automatically

  • Your IP address, browser, device, pages visited and session recordings (Microsoft Clarity) for site improvement.
  • Marketing attribution: UTM tags, Google / Meta / Microsoft / TikTok / LinkedIn ad click IDs, referring page.
  • Analytics events (page views, form submits, chat opens) via Google Tag Manager and Google Analytics 4.

Why we use it

  • To respond to your enquiry and show you suitable properties.
  • To complete transactions (sale, rent, off-plan), including the paperwork RERA requires.
  • To market, with your consent: email, WhatsApp and SMS updates on new launches, price changes and events. You can withdraw at any time.
  • To improve the site: analytics, heatmaps and A/B tests on an aggregate, non-identifying basis.
  • To meet legal obligations: AML, KYC and RERA record keeping.

Who we share it with

  • The H&S consultant assigned to your enquiry.
  • Processors acting on our instructions: Bitrix24 (CRM), Zoho (marketing), Meta and Google (ads matching), Microsoft Clarity (session replay), our email providers.
  • Developers and banks you ask us to connect you to, with your consent.
  • Authorities when required by UAE law (DLD, RERA, courts, regulators).

We never sell your personal data.

Where it is held

On servers in the UAE and the EU, hosted by Vercel, Supabase, Microsoft and Google. Cross-border transfers follow the PDPL’s adequacy and standard contractual clauses.

How long we keep it

  • Enquiries without a transaction: 24 months, then deleted or anonymised.
  • Clients: for the duration of the relationship and 7 years after, as required by UAE AML and tax law.
  • Marketing lists: until you unsubscribe, which takes effect within 72 hours.

Your rights

Under PDPL you can ask us to:

  • Access the personal data we hold on you and get a copy.
  • Correct inaccurate data.
  • Delete your data where the law allows.
  • Stop processing for marketing, or restrict it in some cases.
  • Receive your data in a portable format.
  • Withdraw consent at any time, which does not affect processing before you withdrew it.
  • Complain to the UAE Data Office if you are not satisfied with our response.

Cookies and similar

We use strictly necessary cookies to run the site, and (with your consent) analytics and marketing cookies for GA4, Meta Pixel, OpenAI Ads and Clarity. You can turn marketing cookies off in your browser and still use the site normally.

Security

We use TLS in transit, access control and audit logs. Report a suspected incident to info@hsproperty.ae.

We may update this policy. The “last updated” date at the top of this page shows the current version.
