Common questions
Valuation FAQ
How often should I value my property?
Yearly is the usual rhythm; every six months if the segment is moving quickly or you are deciding on a sale, refinance or refurbishment.
What does a valuation cost in 2026?
A standard desktop valuation is free of charge for H&S clients. A full inspected and signed report for banks or courts is typically AED 2,500–5,000 depending on size and complexity.
How long does it take?
A verbal range within 24–48 hours of the inspection, and the signed report within 3–5 working days.
Do you issue bank-accepted reports?
Yes. Our valuers are RERA-certified and work with Emirates NBD, ENBD Properties, Mashreq, FAB, HSBC and others for mortgage and refinancing valuations.
Can you include a rental income projection?
Yes, we add a yield and net-income section on request, with the current community lease comparables.
Can it be used for inheritance or a dispute?
Yes. We can prepare the report in a format accepted by the Dubai Courts, insurance adjusters and probate.
How accurate are the valuations?
Within ±3–5% of the open-market price on average, when the comparables are strong. Thin segments carry a wider range, which we state in the report.
What lowers a valuation most?
Service-charge arrears, a short remaining lease on a leasehold title, a fault report from the master developer, and visible condition issues at inspection.
Prefer a call?
A 15-minute consultation
Not ready for a full valuation? A consultant will call you back, talk through what you have in mind and share where the segment is sitting right now.
