Property listings, prices, floor plans and project details come from developers, Property Finder, Bayut, Dubizzle and our own records. We take care to keep them accurate but do not warrant the information. Always confirm the current price, availability and terms with the consultant before you act.

• Prices and availability can change at any time.
• Images, renderings and plans are illustrative.
• Service charges, developer fees and government fees are extra unless stated.
• Rental yields, projections and investment opinions are general and not financial advice.

Using the site

• You may not scrape, resell or re-publish listings or data without our written consent.
• You may not try to break, probe or overload the site.
• You may not impersonate anyone or submit forms with false details.
• The AI chat and WhatsApp agent are automated assistants; final advice comes from a consultant.

Brokerage services

Our brokerage services are governed by the signed service agreement (Form A, Form B, Form F, as applicable), the Dubai Land Department’s rules and RERA by-laws. Nothing on this website creates an agency relationship on its own.

Intellectual property

The H&S name, logos and site design are our property. Content supplied by developers remains theirs. You may share links to pages but not copy whole pages elsewhere.

Third-party links

Links to Property Finder, Bayut, Dubizzle, Google Maps and others are provided for convenience. We are not responsible for what those sites do.

Liability

To the maximum extent allowed by UAE law, H&S is not liable for indirect, consequential or incidental loss, lost profit or lost opportunity arising from your use of the site. Nothing excludes our liability for fraud, gross negligence or anything the law does not allow to be excluded.

Governing law

These terms are governed by the laws of the United Arab Emirates and the Emirate of Dubai, and disputes are subject to the exclusive jurisdiction of the Dubai courts.
